Challenge:
Our client had endured back to back tenants that failed to perform on the lease. Both instances involved eviction and costs that were not a financial burden necessarily but frustrating nonetheless.
Action:
After our client notified us about the latest tenant was in default we suggested they consider a sale and we began to research the projected price based on the current market. Within days of making that suggestion and before completing the valuation, we received 2 unsolicited offers . Although our client was not planning to sell at that time, we had them consult their CPA to get information regarding any tax implications. After receiving the information, considering the current market and consulting with us, we recommended that they sell for the best return on their investment.
Result:
Prior to taking the property to market we received 2 unsolicited offers. We responded and promptly got the property officially on the market, receiving 8 offers with 48 hours, with 5 at and above asking; all of which were significantly above the original unsolicited offers. Taking the time to educate the sellers we were able to satisfy all parties involved and continue to be the trusted real estate advisor for a client we have represented over 12 years.
